How to Check Encumbrance Certificate (EC) in Varanasi Online (2026)
Legal Team @ PropertyPass

Varanasi me kisi bhi plot ya zameen ko khareedne se pehle sabse zaruri certificate Encumbrance Certificate (EC) hota hai. Ye is baat ka saboot hota hai ki zameen kisi bank me pledged/mortgaged nahi hai aur na hi ispar koi tisra vyakti legal claim kar raha hai.
Why is Encumbrance Certificate Mandatory in Varanasi?
Property fraud cases mein 40% cases mortgaged properties ke hote hain jahan seller ne bank loan chhipa kar plot bech diya hota hai. Encumbrance certificate (Barabandi Praman Patra) lene se Sub-Registrar office ka 12-30 saal ka saara transaction record nikal aata hai.
Difference Between Form 15 and Form 16
Form 15 (Encumbrance Registered)
Agar pichle 12-30 saalon me zameen par koi loan, registry ya dispute hua hai to Form 15 par saare transaction details mention hote hain.
Form 16 (Nil Encumbrance)
Agar zameen par zero karz aur zero dispute hai to Sub-Registrar Form 16 (Nil Encumbrance Certificate) issue karta hai.
